Software Guidance & Assistance, Inc., (SGA), is searching for an REAL ESTATE DIRECTOR for a FULL TIME assignment with one of our premier RESTARAUNT INDUSTRY clients in DALLAS, TX or VANCOUVER, WA .
Job Purpose :
This person will be responsible for the overall management and execution of the Real Estate development process, including site selection, deal negotiation, presentation for approval, and assisting Project Managers with deal budgeting, entitlements and permitting process for potential locations.
This person will also be responsible for the Asset Management of existing locations and will work closely with operations, legal and lease administration departments within the organization. Said duties will include, but not be limited to the following : negotiating lease restructures and extensions, cross-access and parking agreements with landlords, eminent domain / condemnation matters and negotiating consent for existing projects.
Duties and Responsibilities :
Site Selection & Acquisition :
- Work with senior management to develop the strategic growth plan for all assigned territories.
- Execute on the strategic growth plan by identifying and facilitating the acquisition of new sites.
- Develop real estate site packages with demographic information and competitor profiles to present deals to senior management.
- Negotiate LOIs and lease contracts with landlords, attorneys, brokers, developers and principles.
- Work closely with Operations and franchisor to meet delivery timelines.
- Must be able to understand title matters that affect potential leases and acquisitions including, but not limited to, Reciprocal Access Agreements, Site Development Agreements and Operating Agreements.
Asset Management :
Negotiate renewals of existing leases to improve upon lease terms.Oversee and address real estate related matters of operating locations.Maintain relationships with landlords to facilitate future approvals, assignments, and other issues that require landlord approval.Develop relationships with city officials in assigned territories to understand existing and future growth plans.Assist Finance and Lease Administration in obtaining Lender required documents (SNDA, Estoppels, Memorandums of Lease).Knowledge and Skill Requirements :
Must be highly motivated, self-directed, and results driven with strong organizational skills, attention to detail and professional written and verbal communication skills.Required travel %-%Must possess strong analytical and mathematical skills and experience with Microsoft Word, Excel and PowerPoint and quickly learn site selection tools supplied by franchisors.Must maintain confidential information, adhere to and enforce company policies, programs, and compliance issues.Minimum of years of experience negotiating commercial real estate transactions on behalf of a franchisee, retailer or landlordMust have QSR or franchisee experience.Must live in the DFW AreaThis position requires a bachelor's degree, a valid driver's license to travel between units, a satisfactory background check, and the ability to meet the physical demands of the position detailed below.
