POSITION RESPONSIBILTIES Responsibilities for Assistant Property Manager include but are not limited to :

• Develop and maintain working relationships with tenants and decision-makers Coordination and implementation of portfolio-specific tenant outreach programs Address tenant concerns quickly, professionally, and economically Attend regular meetings with Regional Property Manager and key tenants to review property operations Monitor work orders and preventative maintenance tasks, analyzing trends and recommending action plans to improve service delivery Review, code, submit and track vendor invoices for approval by Regional Property Manager Prepare tenant bill-backs as directed by Regional Property Manager Prepare vendor and project contracts as directed by Regional Property Manager Prepare purchase orders and service agreements as Directed by Senior Property Manager Maintain up-to-date data including tenant contact information, building records, lease file information, Fire Evacuation Plans, and Tenant Handbooks, etc Coordinate tenant survey process, including annual action plan implementation Monitor and collect accounts receivables from tenants Work with the Regional Property Manager to manage operations within each respective property budget Assist and support the Regional Property Manager in the preparation of monthly property financials Provide recommendations and assist in the preparation of property budgets including a 5-year capital plan Assist with collection and coordination of market data, including market rents and operating expense estimates Assist with property inspections Coordinate all phases of pre- and post-move in process Oversee projects as requested by Regional Property Manager Schedule meetings with vendors, and facility maintenance teams as needed Ensure operational compliance (i.e., vendor contract reviews, insurance certificate compliance, tenant contact audit, etc.) Performs other duties as assigned by Regional Property Manager Assists the Property Managers perform all duties assigned to the Regional Property Manager in their absence As you gain experience and responsibilities you must have the ability to travel up to 15% locally within the portfolio.  Attendance is an essential function of the job and is required in-office at company office or at properties five (5) days per week.  POSITION REQUIREMENTS Must have a minimum high school diploma or GED; Associate or Bachelor’s degree in Marketing, Business, Real Estate, Finance, or Accounting preferred  Commercial real estate experience is preferred; alternatively, 3+ years of residential property management experience is acceptable (onsite) Experience with cloud-based systems like Yardi preferred Ability to multi-task and prioritize tasks Experience in the analysis of operational and financial data Possess strong initiative and sense of personal responsibility Ability to establish and maintain rapport with business community and interact with various levels of professionals Excellent organizational, written, and verbal communication skills Market leading benefit package including ample paid time away (vacation, sick, 13 holidays & 7 additional half-day holidays), and pay rate commensurate with experience : $60,000 - $65,000 plus a generous annual cash incentive Powered by JazzHR
