Overview
Asset Living is a third-party management firm and a partner in fostering thriving communities nationwide. The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Base pay
75,000.00 / yr - $80,000.00 / yr
Essential Duties & Responsibilities
- Personnel Management : screen, hire, train, coach, and develop on-site staff; ensure staff accountability and compliance with company policies.
- Operations : maintain daily on-site presence, manage property operations, scheduling, and assignments for office and maintenance staff.
- Performance & Compliance : address performance issues, document appropriately, coordinate with supervisor and HR, and terminate when necessary; promote staff development and ensure policy compliance.
- Financial Management : improve net operating income through cost control and revenue / leasing strategies; develop operating budgets / forecasts; monitor deposits, rent collections, vendor invoices, and financial reporting.
- Leasing & Marketing : develop yearly marketing plans, implement leasing strategies, ensure follow-up, sign leases, and keep reporting systems current; show and lease units; implement resident retention programs.
- Administrative & Maintenance Management : ensure timely leasing reporting, manage emergency response for the property, monitor service requests, maintain property appearance, and oversee repairs and inspections.
- Vendor & Resource Management : obtain bids, manage contractors, and ensure economical use of property resources and supplies.
Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and / or training; or equivalent combination of education and experience.Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.Ability to understand and perform on-site software functions; basic computer skills required.Must have basic knowledge of Fair Housing Laws and OSHA requirements.Physical Requirements
Regular communication with others; ability to work overtime, weekends, and night hours (emergencies).Prolonged standing or sitting, and moves between worksites as needed.Ability to ascend / descend ladders, stairs, and navigate various environments; ability to lift / move up to 25 lbs.; operate machinery or vehicles; work in extreme temperatures and outdoor conditions.License / Equipment
Must have reliable transportation due to the on-call requirement.Salary Details
Salary Range : $75,000 per year to $80,000 per year
