Facilities Asset Management Specialist - Portland Rental Car Facility

Conrac Solutions is looking for an Asset Management Specialist who understands buildings inside and out — from roofs and HVAC systems to parking lots and everything in between. You will track facility performance, analyze work order data, forecast life-cycle costs, and recommend capital improvement projects. You will collaborate closely with the Director of Asset Management, local site teams, and vendors to turn data and inspections into actionable plans that extend asset life and reduce costs. Additionally, you will be onsite completing site inspections, supporting the Rent-a-Car companies and collaborating with department counterparts on behalf of site needs.

This role plays a key part in ensuring our portfolio of commercial facilities (including rental car and transportation sites) are well-maintained, cost-effective, and operating at their best. There is both an in-person and remote component to the position, working in office to support operations and maintenance activities that are coordinated with service providers.

ESSENTIAL FUNCTIONS

• Evaluate building performance through inspections, work order data, and maintenance trends to identify risks and opportunities.
• Develop and maintain asset lifecycle plans to guide long-term capital improvement and replacement schedules.
• Track and analyze key building metrics, helping forecast annual and multi-year maintenance budgets.
• Provide onsite vendor management and support for repairs and services.
• Review site repair requests and assess cost, quality, and priority.
• Support project management and capital improvements — ensuring work is completed efficiently and aligned with lease and operational requirements.
• Create benchmarking models to compare performance across multiple operating sites.
• Manage vendor and consultant relationships and ensure work meets company standards.
• Prepare regular reports and dashboards summarizing site condition, key metrics, and recommended improvements.
• Support insurance claim coordination and follow-up as needed.
• Partner cross-functionally with other departments to align operational performance with business goals.
