Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. This role plays a vital role in delinquency management and rent collection, optimizing the property's cash flow and financial position. The Assistant Community Manager manages all phases of operations, including personnel, leasing, maintenance, finance, administration, and risk management in the absence of the Community Manager. The onsite leader supervises all aspects of the property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Post all payments and income from current and non‑current residents accurately, timely, and efficiently.

Process and reconcile daily accounts receivable.

Monitor and follow up on bad debt, including preparing late notices, contacting residents and guarantors, and filing eviction requests.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non‑current resident accounts; bill back utilities where applicable.

Perform all end‑of‑month closing procedures and reporting.

Maintain accurate and organized records and audit resident files.

Walk units and post all move‑out charges, statements, and security deposit refunds.

Attend onsite daily.

Screen, hire, train, coach, and develop onsite staff in accordance with company standards.

Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with policies.

Support leasing functions, including lease closing, follow‑up, documentation, and reporting.

Implement marketing strategies and resident retention programs.

Manage customer service and maintenance response times.

Ensure property appearance and timely repairs through regular inspections and tours.

Assist with supervision of all business functions related to operations.

Plan and utilize property resources, equipment, and supplies economically.

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or 2 years of experience in the housing industry; or a combination of education and experience equivalent to the above.

Basic computer skills and understanding of onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Remain stationary, standing, or sitting for prolonged periods, repeat motions involving wrists, hands, and fingers; perform tasks requiring assessment of accuracy, neatness, and thoroughness.

Move about to accomplish tasks and visit various work sites.

Ascend / descend ladders, stairs, scaffolding, ramps, step stools; move self into different positions and work in confined or overhead spaces; lift and place objects up to 25 lbs; operate machinery or power tools; drive vehicles or golf carts; work overtime, weekends, or nights.

Work in various environmental conditions, including weather, temperature extremes, and hazardous chemicals.

Salary Range

$26 per hour to $27 per hour
